1014 Inc., located on 5th avenue across from the The Metropolitan Museum of Art, is a non-profit organization founded at the initiative of the German Federal Foreign Office, 1014 Inc leads the transformation of this historic townhouse into a cultural center dedicated to hosting events, exhibitions, and symposiums.
We are engaged by KARO Architects to support the coordination and detailing of the exterior design package, lead Building Information Modeling (BIM) management, and provide construction administration services, including submittal reviews and technical oversight during execution.

STRATEGY

Existing buildings require careful coordination between new work, regulatory review, and the preservation of significant historic elements. In LPC projects, details such as exterior interventions, material transitions, and interior features like original wood paneling in an auditorium must be studied closely so that upgrades can be integrated without diminishing the character of the building. This requires a measured approach to documentation, detailing, and construction coordination, balancing preservation with contemporary performance and program needs.

COORDINATION

For complex existing buildings like 1014 5th avenue, early coordination is critical. BIM allows the project team to document existing conditions, test design options, identify conflicts, and coordinate architectural, structural, and MEP requirements before they become costly field issues. By working through these constraints early, the team can improve accuracy, reduce surprises during construction, and support a more efficient path from design through completion.
