Originally built in 1953, 2 Fifth Avenue is a prominent full-block residential cooperative located at the intersection of Greenwich Village and Washington Square Park. The building comprises over 300 units and stands as a key example of mid-century modernism adapted to New York’s urban fabric. As Owner’s Representative, we supports the building’s ambition in their various renovation and upgrade objectives.

LOBBY RENOVATION

We manage the full lobby renovation process on behalf of ownership—from consultant selection through construction administration. Our responsibilities include overseeing the architect and engineers, coordinating contractor bids and negotiations, and managing contracts, budgets, and schedules to ensure a smooth and timely delivery aligned with resident expectations.

WINDOW REPLACEMENT

As Owner’s Representative, we supports the building’s compliance with Local Law 97 by leading a comprehensive energy retrofit, part of which includes window replacement and infrastructure upgrades. Our role includes assessing existing conditions, developing performance specifications, coordinating consultants, and managing pricing, budgeting, and phasing strategies.

ELECTRICAL METER UPGRADE

The 1953 building has apartments with varied electrical service, typically 35 to 50 amps. With electrification and increased appliance loads, some units will require upgrades, but the challenge is finding continuous feeder routes through the building to reach each floor. Our role is to work with the electrical engineer on feasibility studies, identify constraints, and develop a practical upgrade strategy to protect the building’s long-term value.
