CONSTRUCTION DOCUMENTSCONVERSION TO RESTAURANT
DESIGN AND CONSTRUCTION
TATTER is a non-profit organization dedicated to preserving and promoting the history and knowledge of textile conservation. Located within the Brooklyn Academy of Music (BAM), the project will house a library, exhibition spaces, café, and retail areas.
We were engaged by MuNYC and Hanlin Design to produce the design package for the New York State Grant Application. We also coordinated the design and oversee Building Information Modeling (BIM) management, with a particular focus on navigating the complexities of the existing mechanical systems.__
STRATEGY
3D scanning existing structural and MEP conditions is an important first step in coordinating complex existing building work within a BIM environment. Accurate scan data helps the team understand field conditions, including structure, piping, ductwork, conduit, and other concealed or hard-to-document elements, before design and construction decisions are finalized. When integrated into a 3D model, this information supports early clash detection.01

COORDINATION
To work with existing building systems, early coordination is critical. BIM allows the project team to document existing conditions, test design options, identify conflicts, and coordinate architectural and MEP requirements before they become costly field issues. By working through these constraints early, the team can improve accuracy, reduce surprises during construction, and support a more efficient path from design through completion.02
